What we do
Land and Asset Acquisition
Seybourne dedicates significant time and resource to analyse the industrial property market in order to identify sites suitable for quality development. These sites can be new development schemes from the ground up, or existing industrial estates which will benefit from new capital expenditure through proactive and careful management.
Design and Planning
We partner with Hale who are industry-leading architects and we also work with planning consultants, involving ourselves closely in the design process to ensure that design, materials and finishes comply with regulations and are appropriate to the development.
Funding
Our projects are financed with a mix of our own resources and third- party investors, notably for all of our larger developments. Seybourne has collaborated with several major UK pension funds and life insurance companies and currently also works closely with overseas private equity investors.
Construction
Through our building consultants (Quartz), Seybourne employs external build contractors on our developments. We utilise ‘design & build’, fixed price contracts and obtain the full suite of warranties from all our professional service providers, main and principal sub-contractors.
Sale and Lease
Most of our projects are commercially let out on a lease/tenant basis; however we also carry out ‘build to suit’ for both tenants and occupier purchasers. These freehold turn-key projects are to defined specifications, with costs and schedules agreed with the occupier as part of our development approach.
